Legacy was founded in 2005 with one simple goal, “ To Help our clients navigate the construction process, and thereby provide peace of mind”.
To that end, Legacy has assembled a consortium of highly skilled professionals, capable of addressing our clients concerns in the areas of Planning, Land Use, Architecture, Engineering, Inspection, and Construction.
With more than twenty years experience as licensed contractors, we understand all aspects of construction and the process involved in starting, managing and completing a project on time, on budget, and per specification.
We are also Certified Building Inspectors, with more than thirty years of experience enforcing the codes, laws and ordinances that govern the construction industry. Our experience allows us to navigate the everchanging landscape of regulations and laws that often seem to hinder the progress of construction.
Another negative aspect of construction/development is dealing with contractors and service providers that may be unsavory.
As Code Officials we would see, far too often, the devastation caused by unscrupulous contractors taking advantage of unwary property owners, resulting in an unsafe or deficient product.
Unfortunately, as a member of a public agency, we were limited in the amount of help we could provide, (for liability reasons). As such, all we could do is write a correction order, refer them to the Contractors State License Board, and/or advise them to seek Legal Counsel.
The problem is that legal fees are costly, and even if the property owner won the judgement, it was often impossible to collect the settlement awarded by the court.
We advise our clients from the start of their project to completion. This means that we encourage our clients to involve us in every aspect of their project, from the contractor selection process and contract negotiations, to the inspection process, and project completion. We monitor each stage of progress, working closely with the property owner and the contractor, as a mediator.
This type of service is not new, in fact, large corporations have utilized this type of service for decades. It’s called “Project Management”. It’s basically a subcontractor who oversee the work of the prime contractor. The “Project Manager” provides an added level of assurance that the project will be completed on time, on budget, and per the specifications of the project owner.
Since 2005, Legacy has successfully assisted our clients to a favorable project completion.
While we do not identify as “Project Managers”, we do provide a similar service, advising our clients of any contractual issues and Code deficiencies that occur throughout the course of the project.
We cannot provide advice on legal matters, but we do provide our clients with knowledge and documentation that will help them make the right decision in matters that may be contested in court.
We are also qualified to represent our clients in court as an expert witness should the need arise.
And last... our service is easy to use. We provide you with the tools you need to tailor the amount of oversight you need or want.
Our virtual inspection services allow you to schedule an inspection at your convenience, and only for those elements you wish to investigate.
Literally, it's like having a Building Inspector "on call" for any concern you may have about your project.
If it's in our scope of expertise, we will provide you with the answers you're looking for.
Our rates are reasonable, and you only pay for the time you use.
